Residential Pool and Spa Inspection

The inspector shall inspect from ground level:

  1. the plumbing

  2. the filters

  3. the lights

  4. any adjoining structure as it relates to the pool or spa

  5. the valves

  6. the solar heating system

  7. the pumps and motors

  8. the electrical system

  9. the filtration system

  10. the pool heater

  11. the safety barriers

The inspector shall describe:

  1. the type of swimming pool or spa

  2. details impacting the inspector’s ability to inspect the unit, including water clarity

  3. the condition of visible components or systems present in the unit

  4. the type of drain installed

  5. any readily accessible component with functional or material defects

  6. the type of filtration system

  7. the types of safety barriers

The inspector shall report as in need of correction:

  1. observed indications of active pool or spa shell leaks

  2. damaged water line tiles

  3. damaged or faulty drain covers, pumps, heaters or filter housings

  4. inadequate drainage

  5. improper settlement of pool deck; and

  6. any visibly unsafe or improper pool equipment, electrical connections, or bonding connections.
